(1) The second and above houses newly purchased by Shanghai residents' families in Shanghai (including newly purchased second-hand stock houses and newly built commercial houses);
(2) Non-local registered families purchase new houses in Shanghai.
2. Collection criteria
(1) Inspection-free point: 60m2/person.
(2): Property tax is calculated and paid at 70% of the transaction price of taxable housing market, with 0,6% applicable. If the market transaction price per square meter of housing is lower than 2 times (including 2 times) the average sales price of newly-built commercial housing in the local area last year, it will be temporarily reduced to 0,4%.
(3) Calculation formula of property tax collection standard: annual property tax payable for taxable housing in Shanghai (RMB) = taxable area (construction area) of newly purchased housing × unit price (or approved taxable value) of newly purchased housing × 70 %×.
