Resettlement housing transfer maintenance fund shall be borne by the owner of resettlement housing. Residential special maintenance funds refer to funds earmarked for the maintenance, renewal and transformation of residential parts and facilities after the expiration of the warranty period. Commercial housing owners should deposit the first phase of residential special maintenance funds into the special account for residential special maintenance funds before handling the house occupancy procedures. The owner of the sold public housing shall deposit the first special maintenance fund of public housing into the special maintenance fund account of public housing or hand it over to the selling unit for deposit into the special maintenance fund account of public housing before going through the housing check-in formalities. Units selling public housing houses shall deposit the extracted special maintenance funds for public housing houses into the special account of special maintenance funds for public housing houses within 30 days from the date of receiving the payment for selling houses.

Article 217th of the Civil Code of People's Republic of China (PRC) is a certificate of real estate ownership, which proves that the obligee enjoys the real right of real estate. The items recorded in the certificate of real estate ownership shall be consistent with the real estate register; If the records are inconsistent, unless there is evidence to prove that the real estate register is indeed wrong, the real estate register shall prevail. Article 2 16 of People's Republic of China (PRC) Civil Code is the basis of the ownership and content of real right. The real estate register is managed by the registration agency.
