Applying for a real estate certificate for a new house: (1) Home buyers must check whether the developer’s qualification procedures are complete, that is, whether the five certificates we often say are complete.
(2) The buyer and seller shall go to the real estate exchange to register the sale and transfer within one month after conducting the real estate transaction with the house sales contract and other documents.
When going to register, you need to bring your ID card, household registration book, "Commercial Housing Sales Contract" and other documents and materials.
(3) After receiving the notice from the exchange to handle the transfer procedures, the buyer and seller should bring their ID cards, household registers, seals, etc., and can go through the transfer procedures after paying the handling fee, deed tax, and stamp tax.
The exchange will issue a property sale deed to the buyer. In principle, the property ownership certificate must be processed jointly by both the buyer and the seller.
If either the buyer or the seller or one party is unable to handle the transfer procedures and property rights registration for some reason, they may issue a power of attorney and entrust an agent to handle it on their behalf.
(4) After completing the sale and transfer procedures, the buyer should take the property sale deed issued by the real estate exchange and apply for registration within three months at the Housing and Land Administration Bureau of the city or district (county) where the house is located.
The documents and information required for application include: the house ownership certificate of the entire building owned by the seller, the "Purchase and Sales Contract of Commercial House", a copy of the stub of the commercial house sales invoice, a copy of the ID card, the "House Ownership Transfer Registration Form", and the "Wall Boundary Form"

(5) After review and verification by the real estate management department, the buyer can receive the real estate title certificate.
Materials required to apply for a real estate certificate for a new house: (1) Original house purchase and sale contract and original supplementary contract.
(2) The original copy of the unified invoice for commercial housing sales.
(3) The field survey form of the house and the original stratified household floor plan.
(If the house surveying and mapping report is in the old format, you need to issue a completion acceptance form and fill in the Lishui City Real Estate Registration Application. In the new format, you only need to provide the field surveying and mapping survey form of the house and the original layered household plan.) (
