1. Whether the parking space needs to pay maintenance funds depends on the situation:
(1) For the basement purchased by the owner in the residential area, if there is property right, it is necessary to pay the maintenance fund. In fact, the property rights of the basement are generally handled together with the main area of the house, so the owners generally need to pay;
(2) If it is an above-ground parking space, the property right will not be divided independently, and it belongs to all owners, and there is no need to pay the maintenance fund;
(3) For the underground garage, if the owner buys a garage with independent property rights, he needs to pay;
(4) If it only belongs to paid use and has no independent property rights, there is no need to pay the maintenance fund.
2. Legal basis: Article 275 of the Civil Code of People's Republic of China (PRC).
Ownership of parking spaces and garages planned for parking cars within a building division shall be agreed upon by the parties through sale, gift or lease.
Parking spaces that occupy roads or other venues owned by the owner for parking cars shall be owned by the owner.
2. What information do you need for the deed tax on parking spaces?
1. Original and photocopy of commercial housing sales contract;
2. Original and photocopy of the unified invoice or receipt for real estate sales;
3. The original and photocopy of the ID card of the purchaser;
4. If the purchaser needs to entrust others to handle the deed tax, the original power of attorney and the original and photocopy of the agent's ID card shall be provided.
