How to extract and use special maintenance funds?

The cost of maintenance, renewal and renovation of the common parts and facilities of the property shall be shared by the relevant owners according to the proportion of their own property construction area. If the special maintenance fund for the property has been deposited, the cost sharing shall be charged from the owner's ledger. If the book balance of the owner's household is insufficient to pay the shared expenses, it shall be made up by the owner. If the special maintenance fund for the property is not deposited, the cost sharing shall be paid directly by the owner.
The extraction fee must be approved by the owners whose proprietary parts account for more than two-thirds of the total construction area and more than two-thirds of the total number of people within the scope of special maintenance funds for the property, and shall be audited by management departments at all levels.
To meet the following conditions of property maintenance and renovation, renovation projects, you can take a one-time vote to use special property maintenance funds. A one-time vote on the use of special maintenance funds for property shall be approved by the owners whose exclusive parts account for more than two-thirds of the total construction area and more than two-thirds of the total number.
