1, the maximum amount of housing provident fund loans is determined according to specific regions:
(1) If the borrower continuously pays the housing provident fund in full, the maximum loan amount shall not exceed 500,000 yuan; If the borrower and spouse deposit the housing provident fund in full and continuously at the same time, the maximum loan amount shall not exceed 700,000 yuan;
(2) The loan amount for the first home shall not exceed 70% of the total purchase price of the house; For families who purchase the first set of houses with a building area of over 90 square meters in Xing Tao, the loan amount shall not exceed 70% of the purchased house price; For families who buy a second home, the loan amount shall not exceed 40% of the purchased house price, and the loan interest rate shall be 1. 1 times of the benchmark interest rate of the same grade in the same period;
(3) The loan amount shall not be higher than the amount comprehensively determined according to the deposit time of the provident fund and the balance of the deposit account. If the spouse's provident fund deposit is abnormal, it will not be included in the spouse's provident fund.
2. Legal basis: Article 26 of the Regulations on the Management of Housing Provident Fund.
Workers who have paid housing provident fund can apply for housing provident fund loans to the housing provident fund management center when purchasing, building, renovating or overhauling their own houses. The housing provident fund management center shall make a decision on whether to grant loans within 15 days from the date of accepting the application, and notify the applicant;
Where a loan is granted, the entrusted bank shall go through the loan formalities. The risk of housing provident fund loans shall be borne by the housing provident fund management center.
Second, the provident fund loan process
1. Calculate the loan amount and term. Employees applying for provident fund loans can consult and handle matters through developers, loan undertaking banks or housing provident fund;
2. When applying for a loan, the house purchasing employee shall apply for a loan from the provident fund loan undertaking bank, provide a copy of the above-mentioned required information, and bring the original for inspection;
3. sign the contract. After the loan application is approved, sign a loan contract at the provident fund service hall as required;
4. Handle the purchase transaction and mortgage registration procedures;
5. Bank loans.
