Generally speaking, the payment standard of maintenance fund is determined according to a certain proportion of housing area or property fee, and the payment method can be one-time payment or installment payment.

Housing maintenance fund can only be used in the following circumstances:

1. When the warranty period of public facilities, public parts and other equipment in residential areas has expired and needs to be repaired again, the house maintenance fund can be used, which requires the owners to have more voting rights to ensure the standard of cost sharing ratio;

3. The property management company may temporarily borrow one month's daily maintenance fee from the housing maintenance fund, unless otherwise agreed in the property management contract.

Legal basis:

"Measures for the administration of residential special maintenance funds" Article 6

The owners of the following properties shall deposit special residential maintenance funds in accordance with the provisions of these Measures:

(a) residence, except that it is jointly owned by the owners and does not use parts and facilities with other properties;

(2) Non-residential buildings in residential quarters or non-residential buildings connected with single residential structures outside residential quarters.

If the property listed in the preceding paragraph belongs to the sale of public housing, the selling unit shall deposit special housing maintenance funds in accordance with the provisions of these measures.
