Residential special maintenance funds refer to funds earmarked for the maintenance, renewal and transformation of residential parts and facilities after the expiration of the warranty period. According to the Measures for the Administration of Residential Special Maintenance Funds, the maintenance funds are used for the maintenance of public parts, and the proprietary part of the owner shall be borne by the owner:
