Maintenance fund refers to the special account funds paid by the owners of residential properties, which are used for the maintenance of public parts and facilities and equipment in the property area, and are authorized by the property service enterprises or other management units.
In the second-hand housing transaction, whether to pay the maintenance fund has two situations:
1. When the ownership of the house is transferred, the original householder shall explain the deposit and balance of the special maintenance fund of the house to the new householder, and issue a valid certificate (invoice). At the same time, the remaining housing special maintenance funds in the housing ledger should be transferred to the new head of household with the ownership of the house.
2. However, if the original owner fails to pay the previous maintenance fund in full, it may be necessary to discuss with the original owner and stipulate in the contract who will pay the rest.
