Article 7 (Subject and Standard of Initial Deposit of Commercial Housing)

Commercial housing maintenance funds can be paid directly by the owners or collected and remitted by the construction unit.

Standard for the first deposit of maintenance funds for commercial housing:

(1) Non-single-property commercial housing (including affordable housing, fund-raising housing, demolition and resettlement housing, and housing occupied by the construction unit), non-housing in residential areas and non-housing connected with the housing structure shall be paid by the owners according to the standard of 20 yuan to 100 yuan per square meter of the exclusive area of their own housing;

(two) detached houses with single property rights in residential areas shall be paid by the owners according to the standard of twenty yuan to eighty yuan per square meter of the exclusive area of the house;

(three) in the garage connected with the building structure, the parking spaces belonging to the owner are legally transferred and paid by the owner according to the standard of 3,000 yuan to 5,000 yuan per parking space; Parking spaces belonging to all owners are free of charge;

(4) The elevator room and other buildings shall be paid by the construction unit in a lump sum by the owner's own maintenance fund according to the standard that the area of the owner's own house is 20 yuan to 100 yuan per square meter.

The specific deposit standard of commercial housing maintenance funds shall be determined by the property management administrative department of the people's government of the city or county (city) where the house is located according to the number of floors, structure and elevator equipment of the house. Exceeding the above-mentioned prescribed standards shall be submitted to the construction administrative department of the provincial people's government for approval.

Article 8 (Deposit Subjects and Standards of Purchased Public Housing)

The maintenance funds of purchased public housing are jointly paid by the owners and the selling units.

Standard for the first deposit of maintenance funds for purchased public housing:

(1) The owner shall calculate and pay the deposit at 2% of the basic price of housing reform cost;

(two) the maintenance funds paid by the public housing sales unit, the multi-storey housing without elevator is paid in one lump sum at 20% of the sales price, and the housing with elevator is paid in one lump sum.

Article 9 (Term of Initial Deposit)

A specialized bank shall issue a maintenance fund deposit certificate to the depositor.

Article 10 (Income and Surplus Value of Maintenance Fund)

With the consent of the relevant owners, owners' congress and property management enterprises, and in accordance with the provisions of the relevant procedures, the owners of residential areas use facilities to park vehicles and set up advertisements for business, and the proceeds obtained by the owners and the residual value recovered after the scrapping of residential facilities and equipment should be mainly used to supplement maintenance funds; It can be included in the ledger of all owners, and it can also be used for the maintenance of facilities and equipment in the property management area according to the decision of the owners' meeting.

Article 11 (Fund Renewal)

If the balance of the maintenance fund of the owner's household registration is insufficient, and the amount to be paid for the first time is 30%, the owner shall renew it in time. After the renewal of insurance, each household account shall not be less than the specified amount payable for the first time. The specific renewal of maintenance funds shall be organized and implemented by the owners' committee or the housing management unit or the relevant owners.
