Two, after the warranty period, if it belongs to the public area, you can start the maintenance fund maintenance. After the warranty period of the house expires, if the house leaks in the public area of the building, you can apply for starting the maintenance fund. Except for the public area of the community, as the house is private property, other problems shall be borne by the owner. Three, there is no property management, maintenance to find property units. For a community without a property management company, if there is any problem with the house, look for a property unit or community. The community will coordinate to find the district real estate department, find the property unit of the community, start the maintenance fund, and then the property unit will repair the public area of the house. If you can't find a property unit or it doesn't exist, you should also start the maintenance fund and find the real estate department in your district. The real estate department will find the construction unit for maintenance. If there is a problem after maintenance, as long as it is within the warranty period, you can also find the construction unit to continue maintenance.
Legal basis: Article 40 of the Regulations on Quality Management of Construction Projects Under normal use conditions, the minimum warranty period of construction projects is: (1) the basic works, foundation works and main structure works of housing construction are the reasonable service life of the projects specified in the design documents; (2) 5 years for roofing waterproof works, toilets, rooms and external walls with waterproof and anti-leakage requirements; (3) The heating and cooling system consists of two heating periods and cooling periods; (four) electrical pipelines, water supply and drainage pipelines, equipment installation and decoration works, for 2 years. The warranty period of other projects shall be agreed by the employer and the contractor. The warranty period of the construction project shall be calculated from the date when the project is completed and accepted.
"Regulations on Quality Management of Construction Projects" Article 41 If quality problems occur in construction projects within the warranty scope and warranty period, the construction unit shall fulfill the warranty obligations and be responsible for the losses caused.
"Regulations on Quality Management of Construction Projects" Article 42 If a construction project needs to continue to be used beyond its reasonable service life, the property owner shall entrust a survey and design unit with corresponding qualification grade for appraisal, and take measures such as reinforcement and maintenance according to the appraisal results to re-determine its service life.
