When signing an agreement, buyers and sellers encounter the problem of whether the house maintenance fund should be paid by the buyer. The usual solution is that the buyers and sellers finally reach an understanding through negotiation. Generally speaking, there are four treatment methods:

(1) The owner of the house will distribute the house maintenance fund to the customer free of charge. Then the new owner should not be prosecuted.

(2) After negotiation between the buyer and the seller, the expenses shall be borne by the customer and the owner, that is, the customer pays 50% of the expenses of the house maintenance fund paid by the original owner.

(3) The expenses of the house maintenance fund shall be paid by the buyer and the seller in a certain proportion through negotiation. The proportional formula is (house ownership period-the time difference between the original owner buying the house and selling the house)/house ownership period.

(4) If the owner of the house does not agree to defer the house maintenance fund to the customer for free, and does not want to share the cost with the customer in proportion, then the buyer will bear the expenses of the house maintenance fund paid by the original owner when buying a house.
