Deed tax: the proportion of deed tax for non-ordinary housing is 4%, and the standard for ordinary housing is1.5%;
Housing maintenance fund: when selling commercial housing, the buyer and the sales unit shall sign a maintenance fund payment agreement, and the buyer shall pay the maintenance fund to the sales unit according to the proportion of 2-3% of the purchase price.
Deed tax: Deed tax is the tax paid by the owner to the state when he obtains the title certificate.
Public maintenance fund: In general, the collection standard of public maintenance fund is determined by local real estate administrative departments according to local conditions, and paid according to the proportion of 2%-3% of the total purchase price of the buyer. The public maintenance fund collected belongs to all owners of the community and is not included in the housing sales income.
Area mapping fee: The principle of collection is "whoever entrusts pays", and the obligation of the developer to provide area measurement data to the purchaser has been stipulated in the purchase contract, so the fee should be paid by the developer.
Property management fee: one-year property management fee, property management fee and water and electricity deposit. Special note: it is not illegal for ordinary communities to pay property fees for less than one year. Property management service charges should be clearly marked, and the charging items and standards and charging methods should be announced in the business premises or charging places.
Collection of cleaning fee for decoration garbage: As the property management fee paid by the owner only covers domestic garbage, the property management company can collect the corresponding cleaning fee for the construction garbage generated in the decoration process.
Renovation deposit: If the house structure is not damaged due to renovation and the normal residence of others is not affected within the agreed time after renovation, the renovation deposit can be returned in full. If the buyer has no decoration plan in the short term, he can negotiate with the property management company to postpone the payment of the decoration deposit.
The cost of unit program-controlled doors and access control security doors involved in the new house: some are given by developers to buyers, and some need buyers to bear the relevant expenses themselves. As for the specific collection of fees, property buyers can follow the relevant agreement in the annex of the Commercial Housing Sales Contract signed with the developer when purchasing a house.
Water meter, electricity meter and gas "three fees": items collected by property management companies, and the specific charging standards are agreed in the commercial housing sales contract signed at the time of purchase. If the owner has any objection to the charge amount, he can consult the relevant departments in detail to determine the accurate charge amount.

Article 41 of the Regulations on Property Management
The owner shall pay the property service fee in accordance with the provisions of the property service contract. If the owner and the user of the property agree that the user of the property shall pay the property service fee, the owner shall bear joint and several liability from the agreement. Property that has been completed but has not been sold or handed over to the property buyer shall be paid by the construction unit.
Measures for the administration of residential special maintenance funds
Article 6 The owners of the following properties shall deposit special residential maintenance funds in accordance with the provisions of these Measures:
(a) residence, except that it is jointly owned by the owners and does not use parts and facilities with other properties;
(2) Non-residential buildings in residential quarters or non-residential buildings connected with single residential structures outside residential quarters.
If the property listed in the preceding paragraph belongs to the sale of public housing, the selling unit shall deposit special housing maintenance funds in accordance with the provisions of these measures.
