What is a maintenance fund?
Refers to the special expenses paid in advance by the community owners for the maintenance or renovation of buildings, public facilities and public parts in the community. When there is a problem with the main building and it needs to be repaired, or the public facilities and public parts in the community need to be renovated, you can apply for using this fee for maintenance.

The maintenance fund is required to be paid by all owners of the community and cannot be used for other purposes. Once the community owner transfers the house to others, the maintenance fund will also be transferred to the new owner's name. Maintenance funds are generally managed by the Housing Authority. If you want to apply for it, you must go through a more complicated application procedure. Maintenance funds can only be used after the application is approved.

Under normal circumstances, before the house is delivered, the owner needs to pay the maintenance fund clearly. The owner can directly transfer the maintenance fund to a special account, ask the developer to help pay, or ask the property management company to help pay.

If there is no industry committee in the community where the owner is located, when the owner needs to apply for using the maintenance fund, it must be approved by more than half of all the owners in the community, and then apply to the property company for using the maintenance fund, and then the property company applies to the Housing Authority, and it can be used after the application is approved.
