Residential special maintenance funds refer to funds earmarked for the maintenance, renewal and transformation of residential public parts and facilities after the warranty period expires.

The public parts of a house include foundations, load-bearing walls, columns, beams, floors, roofs, outdoor walls, hallways, staircases and corridors.
