Industry insiders: wait and see on Vientiane Qianhai
Unicorn Mall interviewed relevant people in the China Resources industry and asked whether Wanxiang Qianhai wants to become a Wanxiang City or a new product line.
The other party replied: "Neither of the two, it can be understood as a high-end version of Vientiane City, because there are already two in Shenzhen Vientiane City. Generally speaking, it is a relatively special existence, and there is a high probability that it will not happen in the future. There is such a case name status.”
The prospects for Wanxiang Qianhai are bright, but there are still uncertainties.
On the one hand, Vientiane Qianhai is backed by the big tree of China Resources, and its positioning of light luxury is relatively accurate, and the future is promising.
On August 26, China Resources Land released its 2021 interim performance report.
The report shows that China Resources Land’s comprehensive revenue in the first half of the year was 73.74 billion yuan, a year-on-year increase of 63.8%. Among them, the turnover of development properties was 60.93 billion yuan, a year-on-year increase of 69.4%; the rental income of investment properties (including hotel operations) was 8.28 billion yuan, a year-on-year increase of 63.4%.
Shopping mall revenue is 6.6 billion.
China Resources’ ability to attract investment is obvious and has created Luohu Mixc, Shenzhen’s first luxury shopping mall; Shenzhen’s first Chanel is located in Shenzhen Bay Mixc.
The overall positioning of the shopping mall is based on concepts such as light luxury and "life aesthetics", which is also more in line with the surrounding new middle-class crowd.
Industry insiders are also in a wait-and-see mode and are generally optimistic about Wanxiang Qianhai.
On the other hand, the development of the entire Qianhai area still needs time to cultivate. The vacancy rate of office buildings is not low, there are relatively few residential buildings, and there are uncertainties.
Although Qianhai has officially announced expansion, the current vacancy rate of Qianhai’s office buildings remains high.
In terms of vacancy rate, in the fourth quarter of 2020, the vacancy rate of office buildings in Qianhai business district was 20.51%, of which the vacancy rate of Grade A office buildings was 31.21% and the vacancy rate of Grade B office buildings was 7.96%.
There are also relatively few residential buildings in the Qianhai area, and the development of Qianhai still needs 5-10 years to cultivate.
Overall, Wanxiang Qianhai is still worth the wait.
In the long run, the brand of Vientiane Qianhai may even be upgraded step by step, becoming the third "Vientiane City" in Shenzhen. (However, we cannot predict this time at present.)
