Article 5 Deposit of self-raised funds
After signing this contract, Party A shall open a current savings account (deposit card account) with Party B and deposit self-raised funds. Enter for spare. If Party A himself, members of the same household, spouses who are not in the same household, and provident funds of blood relatives who are not in the same household need to be used to offset self-remuneration funds, proof of written consent of the parties must be provided and submitted to Party B for transfer procedures. Article 6 Loan Disbursement
Party A who purchases a house from a house seller or purchases a private house through the real estate transaction market hereby irrevocably authorizes Party B to obtain approval for housing mortgage registration Within five business days from the date (determined by Party B), the loan amount together with the deposited self-raised funds will be transferred in full to the bank account opened by the selling unit or the real estate transaction market in the name of Party A's purchase price.
If Party A builds, renovates or overhauls his own house, when the self-raised funds are used up or about to be used up after this contract comes into effect, Party B takes the initiative to transfer the loan funds to Party A's account opened by Party B. Current savings account (deposit card account) will be disbursed according to the progress of the project.
Article 7 Loan Repayment
The loan principal and interest shall be repaid in equal monthly installments.
The principal and interest will be repaid monthly starting from the month after the loan is issued. Calculate the equal monthly repayment of principal and interest of the loan according to the formula for equal repayment. Subtract zeros to determine the monthly repayment of principal and interest. The last payment of principal and interest will be settled.

When the card repayment fails due to Party A’s reasons, Party A must bring cash to the original loan handling bank for repayment.
Party A will repay all the unexpired loan principal in advance, and Party B will not charge early repayment fees, nor will Party B refund the loan interest charged at the original contract interest rate.
Article 8 Loan Guarantee
Party C will provide periodic guarantee for the house purchased by Party A under this contract.
Before the real estate certificate is handed over to Party B for custody,
If the borrower defaults on the loan principal and interest, penalty interest and related fees for three consecutive months, Party C must notify Party B after receiving the Notice of Fulfillment of Guarantee Responsibility. 》Responsible for repaying the payment within ten days. The guarantee period starts from the date of the loan and ends with the date when Party B obtains the real estate certificate and takes possession of it.
During the guarantee period, if Party A and Party B of the loan contract agree to change the contents of the loan contract, they must obtain the written consent of Party C in advance.
Under this contract, the house purchased, constructed, renovated and overhauled by Party A will be used as a mortgage guarantee for the loan. Party A and Party B will sign a separate "Housing Mortgage Contract". If Party A purchases a house off-plan, the house purchase pre-sale contract shall be handed over to Party B for safekeeping.
Article 9 Contract Notarization
Parties A, B, and C shall, within ten days from the date of signing this contract, apply to the notary office for the housing mortgage signed by this contract and Party A and Party B Notarization of contract.
Article 10 Modification and termination of the contract
After this contract comes into effect, neither party shall modify or terminate this contract without authorization.
If Party A transfers the rights and obligations under this contract to a third party, it shall comply with the relevant manuals and shall obtain the prior written consent of one party (for example, the consent of Party C shall be obtained during the warranty period). The act will take effect after the transferee and Party B re-sign the loan contract.
Article 11 Rights and Obligations of Party A and Party B
Party A has the right to require Party B to grant loans as agreed in the contract;

Article 12 Liability for Breach of Contract

If Party A fails to use Party B’s loan as stipulated in the contract but instead uses it for other purposes, a fine of 120,000% will be charged per day for the misappropriated part according to the manual.
Article 13 Dispute Resolution Methods for this Contract
If a dispute occurs during the performance of this contract, it can be resolved through negotiation. If negotiation fails, Party B can file a lawsuit with the People's Court where Party B is located. During negotiation or litigation, the terms of this contract that do not involve the disputed part must still be performed.
Article 14 This contract will come into effect upon signature between Party A, B and C. Party C will guarantee that the "Real Estate Certificate" and "Other Real Estate Certificates" for the commercial housing purchased by Party A are handed over to Party B for enforcement. then terminate.
