The taxes and fees such as deed tax and public maintenance fund are still paid by the buyers themselves, which will correspond to different procedures. Property buyers must see clearly whether there are relevant clauses in the mortgage loan contract before choosing. In addition, some local laws and regulations stipulate that personal business can also be handled by itself.
Second, the developer agent process
One: The developer has already made the initial registration, that is, the time limit for the developer to make the initial registration should be stipulated in the big property purchase contract, especially the time limit for the developer to make the initial registration and the obligation to notify in time after the registration is completed, so as to clarify the liability for compensation if it is not handled in time. After getting the big certificate, the developer informs the owner to handle the property right certificate.
Two: the house is actually measured, the price difference is filled according to the contract, and a supplementary agreement is signed.
Three: Bring the contract, invoice, supplementary agreement and ID card to the local taxation bureau to pay taxes. The tax rates vary from place to place, generally, the first set is 1%, the second set is 2%, and the third set is above 4%. Give the deed tax invoice to the developer's customer service specialist.
Four: to pay the public maintenance fund and deed tax, whether it is collected by the community or the bank, you need to keep the payment voucher. The payment voucher of these two funds is a necessary voucher for handling the property right certificate. If it is lost, it will be very troublesome.
Five: Get the property right certificate according to the specified time, pay stamp duty, property right registration fee, production fee, etc., and carefully check the property right certificate records, especially the important information such as area, location, owner's name and ownership status.
Give the buyer's information, ID card, household registration book, marriage certificate, contract and copy to the customer service, sign the power of attorney, and the rest will be notified. Generally speaking, collective processing is relatively slow and takes about half a year.
