Legal analysis: Housing maintenance funds are generally paid in one lump sum at the time of delivery. The real estate development enterprise shall, within 30 days from the date of receiving the housing maintenance funds, deposit the housing special maintenance funds entrusted for maintenance into the housing special maintenance fund account.

Legal basis: Article 278 of the Civil Law of People's Republic of China (PRC) stipulates that the use of maintenance funds for buildings and their ancillary facilities shall be approved by the owners who account for more than two thirds of the exclusive area and more than two thirds of the people, and shall be approved by more than half of the owners who participate in the voting.
