Maintenance fund must be paid. The owners of commercial housing and non-residential housing shall deposit special housing maintenance funds according to the construction area of their own property, and the amount of the first special housing maintenance funds deposited per square meter of construction area is 5% to 8% of the cost per square meter of local residential construction and installation projects. Article 7 of the Measures for the Administration of Special Maintenance Funds for Residential Buildings stipulates that the owners of commercial residential buildings and non-residential buildings shall deposit special maintenance funds for residential buildings according to the construction area of their own properties, and the amount of the first special maintenance funds for residential buildings deposited per square meter of construction area is 5% to 8% of the cost per square meter of local residential construction and installation projects.
Two, residential maintenance fund charges
1, non-single property commodity housing (including affordable housing, fund-raising housing, demolition and resettlement housing, housing occupied by the construction unit), non-housing in residential quarters and non-housing connected with the housing structure shall be paid by the owners according to the standard from 0 yuan to 20 yuan per square meter.
2 detached houses with single property right in residential areas shall be paid by the owners according to the standard from 20 yuan to 80 yuan per square meter.
3. For the garage connected with the building structure, the owner's exclusive parking space obtained through legal transfer shall be paid by the owner according to the standard of 3,000 yuan to 5,000 yuan per parking space; Parking spaces belonging to all owners are free of charge.
4. For the house with elevator, the construction unit shall pay the maintenance fund owned by the owner in one lump sum according to the standard that the exclusive area of the house owned by the owner is from 20 yuan to 100 yuan per square meter.
