Maintenance fund refund process
Generally speaking, the housing maintenance fund cannot be refunded. If it is a public maintenance fund, it must be approved by the owners' committee, and the real estate administrative department will hand over the maintenance fund to the property management enterprise, but it cannot be returned to the individual.

Housing maintenance fund refund process is as follows:

1. Contact the property management company or the residential property management office to apply for returning the maintenance fund;

2. Preparation materials: the owner needs to submit relevant certification materials, such as the owner's identity certificate, house ownership certificate, renovation contract and other documents. In addition, it is also necessary to provide corresponding maintenance fund payment vouchers;

3. The property company or residential property management office shall review the refund application, check the payment details and capital flow, and review the application;

4. After the approval, the unemployed company or the residential property management office will return the refund amount to the bank account designated by the owner. The refund period is generally within 30 working days.

According to China's relevant regulations "Measures for the Administration of Residential Special Maintenance Funds", if the house is lost, the residential special maintenance funds shall be returned in accordance with the following provisions:

(1) Return the balance in the sub-ledger of residential special maintenance funds to the owners;

(two) the book balance of residential special maintenance funds deposited by the selling unit is returned to the selling unit; If the selling unit does not exist, it shall be confiscated from the state treasury at the same level according to the financial affiliation of the selling unit.

(three) these Measures shall apply to the deposit, use, management and supervision of special maintenance funds for commercial housing and after-sale public housing. The term "residential special maintenance funds" as mentioned in these Measures refers to the funds earmarked for the maintenance, renewal and transformation of residential parts and facilities after the expiration of the warranty period.

(four) the management of residential special maintenance funds should follow the principles of special account storage, earmarking, decision-making by the authorized person and government supervision.

Article 29

The loss of housing, in accordance with the following provisions, the return of residential special maintenance funds:
