When the house is transferred, the remaining funds in the account are also transferred to the new property owner of the house.

Article 5 "Residential Quality Guarantee" shall include the following contents:
1. Quality grade verified by the engineering quality supervision department
2. Foundation and main structure shall be guaranteed within a reasonable service life
3. Warranty contents and warranty period of all parts and components under normal use: <
the wall, kitchen and bathroom floor, basement and pipeline leak for 1 year;
the plastering layer on the wall and ceiling falls off for 1 year;
the ground was hollowed and cracked, and large area of sand was blown for 1 year;
doors and windows are cracked and hardware is damaged for 1 year;
the pipeline is blocked for 2 months;
heating and cooling systems and equipment have one heating period or cooling period;
sanitary ware for 1 year;
switch lamps and appliances for 6 months;
the warranty period of other parts and components shall be agreed by the real estate development enterprises and users themselves.
4. the unit that the user applies for repair, and the time limit for reply and handling.
article 6 the warranty period of a residence shall be calculated from the date when the development enterprise delivers the completed and accepted residence to the user for use, and the warranty period shall not be less than the period specified in article 5 of these provisions. Real estate development enterprises can extend the warranty period.
if the state has other provisions on the quality warranty period of residential projects, the warranty period shall be implemented in accordance with the state provisions.
article 7 when a real estate development enterprise delivers a commercial residence to a user, it shall go through the delivery and acceptance procedures, and the user shall sign for the normal operation of the residential equipment and facilities. The user shall be responsible for the maintenance of the facilities and equipment added or modified by himself after acceptance.
