Compared with the previous method, taking an elevator room with a unit price of 7,000 yuan/m2 and a building area of 80 square meters as an example, if the old method is implemented, the buyers will have to pay 1.68 million yuan, while according to the new method, they only need to pay 6,400 yuan in overhaul fund, with a difference of 1.02 million yuan.

After Zhang Ke's investigation, it was found that the difference in the implementation of the old and new methods caused many disputes among different owners in the same community. Many owners thought it was unfair, and even there was a fight. Zhang Ke said that since the implementation time of the new method is 20 11March1day, the time for the owner to pay overhaul fund is subject to the filing of the owner's property in the Housing Authority. The deposit standard stipulated in the old method in overhaul fund was put on record before March 1 1, but it was not standardized and unified before the old method, so there are owners in the same community. Because the filing time in the Housing Authority is inconsistent, the overhaul fund paid is also inconsistent, and the difference is huge.

To this end, Zhang Ke suggested that the Housing Authority can charge overhaul fund's standard according to the delivery time of the house: that is, if the house is delivered before March 20 1 year1year, overhaul fund will be charged according to the standard stipulated in the old method; If the house is delivered after March 1 1 (including March 1), it will be charged according to the standards of the new measures.
