What is a housing maintenance fund?
Maintenance fund, also known as "public maintenance fund" and "special maintenance fund", refers to the fund that the owners of residential properties pay a certain standard of money to a special account for the maintenance of public parts and facilities in the property area, and authorize the owners' committee to manage and use it in a unified way. The maintenance fund is jointly raised by the owners of the property, who enjoy the ownership of the maintenance fund according to the proportion of payment, but the right to use it belongs to all owners.

What is the payment standard of housing maintenance fund?

(1) Non-single-property commercial housing (including affordable housing, fund-raising housing, demolition and resettlement housing and housing occupied by the construction unit), non-housing in residential areas and non-housing connected with the housing structure shall be paid by the owners according to the standard of 20 yuan to 1 yuan per square meter of the exclusive area of their own housing;

(two) detached houses with single property rights in residential areas shall be paid by the owners according to the standard of twenty yuan to eighty yuan per square meter of the exclusive area of the house;

(three) in the garage connected with the building structure, the owner's exclusive parking spaces obtained through legal transfer shall be paid by the owner according to the standard of 3,000 yuan to 5,000 yuan per parking space; Parking spaces belonging to all owners are free of charge; (4) The elevator room and other buildings shall be paid by the construction unit in a lump sum by the owner's own maintenance fund according to the standard that the area of the owner's own house is 20 yuan to 100 yuan per square meter.

The specific deposit standard of commercial housing maintenance funds shall be determined by the property management administrative department of the people's government of the city or county (city) where the house is located according to the number of floors, structure and elevator equipment of the house. Exceeding the above-mentioned prescribed standards shall be submitted to the construction administrative department of the provincial people's government for approval.
