On April 3, 22, the China Securities Regulatory Commission and the National Development and Reform Commission jointly issued an important notice, and the trial of domestic public offering of REITs in infrastructure sector officially started. This means that individual investors can also share the dividends of the high-quality development of the national economy by participating in the public offering of REITs.
On August 7, 22, China Securities Regulatory Commission issued the Guidelines for Public Offering of Infrastructure Securities Investment Funds (Trial), focusing on the infrastructure sector to carry out the pilot of public offering of REITs. The pilot project has the characteristics of clear ownership, stable credit and good return on investment. Macroscopically, it will help to implement the policy of deepening the structural reform of the financial supply side and provide direct financing support for infrastructure construction. Microscopically, it can reduce the leverage ratio of enterprises and realize the transformation of "light assets" mode. At the same time, public offering of REITs is a kind of financial product which is different from stocks and bonds. It fills the gap in China's capital market, can provide investors with medium-income and medium-risk assets, and is helpful for investors' diversified asset allocation, which is also a bright spot worth looking forward to in this pilot.
