Because the elevator is not an ordinary commodity, but a special equipment, it requires qualified installation.
So two contracts must be signed.
Key points for review of elevator equipment procurement and installation contracts
Characteristics and requirements: The bid amount is large and the knowledge is professional; it should be reviewed together with the bidding and bidding documents.
Standards: "Special Equipment Safety Supervision Regulations" of the State Council, "Safety Specifications for the Manufacturing and Installation of Elevators GB7588-2003", "Safety Specifications for the Manufacturing and Installation of Escalators and Moving Walks GB16899-1997", my country's proposed regulations, etc. Effectively adopted European standards "Safety Specification for the Manufacturing and Installation of Hydraulic Ladders EN81-2: 1998" and "Standard for Utility Elevators JG135-2000"
1. Project Scope
Should be purchased and installation, if they are carried out separately, it should be noted that the installation, modification and maintenance of the elevator must be carried out by the elevator manufacturing unit or a unit entrusted and agreed through the contract to obtain a license in accordance with these regulations.
If the procurement and installation are to be tendered together, the agreed scope of the project must be completed. For example: this tender adopts a "turnkey method", and the winning bidder shall provide Elevator equipment and all design, manufacture, supply and provide them with installation, testing, adjustment, commissioning, passing the local quality supervision department (Shanghai Special Equipment Supervision and Inspection Technology Research Institute, Shanghai Construction Engineering Supervision Station) and labor Acceptance, obtaining license, use and maintenance services from relevant departments such as the Bureau.
2. Total price composition
In the integrated procurement and installation method, the following agreement can be made on the total price: the total contract price is lump sum, including equipment fees (equipment price, transportation fees, loading and unloading fees) , warehousing fees, insurance fees, training inspections and taxes, etc.), installation fees (installation materials fees, special tool fees, installation and commissioning fees, safety measures fees, scaffolding fees, handling fees, testing and acceptance, certification, general contract management fees, Installation and debugging required in the technical instructions and twenty-four months of free maintenance and repairs, etc.).
3. Construction period
Elevator construction is affected by civil engineering, HVAC, intelligence, fire protection, and electrical construction, but the construction period cannot be stipulated because of the aforementioned influences.
4. Define a clear "delivery" time so that both parties have a clear understanding of the boundaries of risk transfer.
5. Elevator trademarks and suppliers need to be clearly distinguished. For example, does "Japan Mitsubishi" elevator refer to domestic elevators using the Japanese "Mitsubishi" trademark or elevators manufactured by Japan's Mitsubishi Electric Co., Ltd.? Even if it is an imported elevator, it is impossible for all the first parts to be imported, so it is best to have a table indicating which parts are imported.
6. The main components of an elevator are: car, elevator traction machine, speed governor, safety gear, control system, door operator system, elevator guide rails, and shock absorbers.
