Is the asset appraisal profession good?

I am a student majoring in engineering management from Wenhua College. Because of my professional needs, I have a professional basic course called asset appraisal. Therefore, I was fortunate to meet Mr. Xu, a teacher in the asset appraisal class. He is an asset appraisal graduate student who graduated from a well-known 211 University. Combining some of the information I got from him and my experience in learning asset appraisal, I will explain my views on the asset appraisal profession from my perspective.

In my sophomore year, because our major requires us to take the course of asset valuation. From my personal experience, the asset valuation course is relatively easy to learn. It may not be because it is my main course but just a supplementary course for my professional course. This course deals more with numbers and requires learning more financial accounting. Knowledge, as far as my subjective feelings are concerned, the asset appraisal major may be more suitable for students who love finance. This is just a personal opinion.

What is asset valuation? The official definition of asset appraisal: “Asset appraisal mainly studies the basic knowledge and skills in asset appraisal, finance, taxation, auditing, etc., and evaluates and estimates real estate, personal property, intangible assets, enterprise value, asset losses or other economic rights and interests. , including the evaluation of assets such as houses, stocks, bonds, patents, trademarks, and corporate values.”

It can be seen from the definition that asset evaluation is inseparable from our profession, because asset evaluation is mainly responsible for it. Assessment of assets, including tangible assets, intangible assets, etc. The biggest similarity between project costing (one of our professional research directions) and asset valuation is that they both require learning some basic financial knowledge.

What to learn about asset valuation? Economic law, financial accounting, financial management, statistics, finance, insurance, investment, finance, tax law, principles of asset evaluation, introduction to construction engineering, electromechanical equipment evaluation, construction project evaluation, enterprise asset evaluation, auditing, state-owned Asset management, enterprise value evaluation, real estate evaluation, intangible assets evaluation, international evaluation standards, etc. are all its main courses.

At the undergraduate level, intangible assets, real estate, enterprises, and finance are all covered, but they are all relatively basic. I learned from my asset appraisal teacher that asset appraisal is actually a subject based on financial knowledge. Almost all professional teachers have masters or doctoral degrees in finance-related majors (there seems to be no doctoral degree in asset appraisal at present). They will learn a lot of accounting at the undergraduate level. Finance courses.

Therefore, in fact, what teachers teach about asset evaluation at the undergraduate level is relatively basic, and it is not difficult to learn. It can be said that it is also a major of essential oils. You can learn a lot but not be precise.
