How to use overhaul fund?
Overhaul fund is actually mainly used in two aspects. First, after the expiration of the warranty period, * * * assets or * * * facilities and equipment are used for the overhaul, renewal and transformation of supporting houses and buildings. Such as elevators, secondary water supply, central air conditioning, various pipelines, post offices, garbage lanes, fire-fighting facilities, etc.
Secondly, it is used for the maintenance of * * * parts, that is, the load-bearing structure parts of houses, including floors, roofs, beams, columns, internal and external walls, staircases, corridors, etc. The premise is that these problems occur at the * * * site rather than the owner's home. For example, problems such as water leakage and ceiling collapse in the owner's home do not belong to this category, so overhaul fund cannot be used. After the first maintenance is completed, overhaul fund will be directly deducted from the respective accounts of the owners according to the housing area or cost sharing after calculation and verification by the District Housing Management Bureau.
All the above are the manifestations of housing maintenance in overhaul fund, but to some extent, it can be said that overhaul fund is difficult to use. Take the housing overhaul (or maintenance) fund as an example. To put it bluntly, it is the "pension" and "treatment money" of the house. However, when the top floor of the building leaks and the elevator is in disrepair for a long time, it is very difficult to use, and it is not as simple and easy as stipulated.
When will the housing maintenance fund be paid?
1. The owner shall pay the house maintenance fund before handling the handover procedures. He can directly deposit the housing maintenance fund into a special account, or entrust a real estate developer to pay for it, but the real estate developer must deposit the housing maintenance fund into a special account within 30 days after receiving the payment.
2. If you choose to let the real estate developer pay, you need to hand over the housing maintenance fund to the real estate developer within 30 days before handling the real estate license, so that the real estate developer can deposit it in the city housing fund management center system. If the real estate developer asks the owner to pay the housing maintenance fund when paying the down payment, then the developer also needs to pay the bank interest generated during this period.
3. The real estate developer shall deposit the housing maintenance fund into the local housing fund management center system after collecting the housing maintenance fund. After the establishment of the community management committee, the housing maintenance fund shall be handed over to the community management committee for management.
