The use of housing maintenance fund
When public facilities or public areas are seriously damaged, it is necessary for the owners to apply, and with the consent of more than half of the owners in the community or more than half of the owners in the total area, the owners will entrust the property company to apply to the Housing Construction Bureau for the use of the housing maintenance fund. The Property Management Office of the Housing and Construction Bureau verifies that the situation is true, and it is necessary to carry out maintenance publicity in the community to determine the budget amount.
If there is an owners' committee, when using the maintenance fund, the industry committee shall confirm the need and carry out maintenance according to the potential safety hazards found in the peacetime inspection reflected by the owners. Before maintenance, the owners' meeting shall be held, and after the voting of the owners' meeting, the industry Committee shall be authorized to carry out relevant maintenance bidding.
The industry committee may apply by itself or authorize the property to apply for related maintenance matters. After being examined and confirmed by the Property Management Office of the Housing and Construction Bureau, it will be publicized in the whole community together with the announcement and budget, and then implemented in accordance with the bidding procedures. After the acceptance of the project construction is completed, the audit firm will audit and settle the accounts according to the audit results.
